Please read these terms carefully, as they form the basis of your booking agreement. By making a booking, you are deemed to accept these terms.
1. The Contract
The property is owned by Mark & Lisa Evans (“we”, “us”) at Nidd Pocket, 33 Abbey Road, Knaresborough, HG5 8HY. The contract is between us and the person making the booking (“you”) and includes all members of your party.
Your booking becomes a binding contract once we confirm availability via email and receive your payment.
You must be at least 21 years old to make a booking and may be asked to provide photo ID and a selfie for verification. We may use an approved third-party service to verify your identity.
2. Booking & Payment
-
- Bookings made via our website are provisional until confirmed by us in writing.
-
- Full payment is required at the time of booking.
-
- Your booking is only secure once payment is received and confirmed by us.
-
- If your payment is declined, you will have 48 hours to provide an alternative payment method before your booking is cancelled.
-
- The key code will only be issued once full payment has been received.
3. Cancellation & Amendments
-
- Bookings are non-refundable. However, if we’re able to rebook your dates, we’ll happily refund your payment (less any discounts or costs needed to resell, and a 5% fee for processing and system costs). This flexibility is only available for bookings made directly through our website.
- We recommend purchasing travel insurance to cover unforeseen cancellations.
- Date changes requested more than 1 month before arrival will be considered on a case-by-case basis and are subject to availability and our agreement.
- If we cancel your booking (for reasons beyond our control), you will receive a full refund of any money paid. No further compensation will be due.
4. Pricing & Website Content
We reserve the right to correct any pricing errors. If an incorrect price has been listed, we will inform you and offer the option to rebook at the correct rate.
All descriptions and images are accurate to the best of our knowledge, but we are not liable for discrepancies, especially on third-party websites.
5. Use of the Property
-
- Maximum occupancy must not be exceeded.
-
- The property is for personal use only – no commercial activity allowed.
-
- No parties or events permitted.
-
- Please keep noise to a minimum, especially after 9pm, out of consideration for neighbours.
6. Your Responsibilities
-
- You are responsible for any damage caused during your stay.
-
- Any pre-existing damage must be reported on arrival.
-
- We have the right to issue an invoice for reimbursement of costs for any damages or missing items reported to us by our changeover team.
-
- Cleaning: Please leave the house tidy, with dishes washed and rubbish placed in outside bins. A service fee of up to £50 may apply if this is not done.
-
- Lost keys or lockouts will be charged accordingly.
-
- You must vacate the property by the stated check-out time (10:00am on your departure day). Failure to do so may result in an additional charge of £50 per hour or part thereof, as it delays essential cleaning and preparation for the next guests. If your late departure causes a guest changeover to be cancelled, you may be liable for the cost of their stay and any relocation charges passed on to us as a result.
7. Pets
-
- One well-behaved, trained dog is welcome.
-
- Dogs must not be left alone, must stay off furniture, and owners must clean up after them.
-
- Please bring your own dog towels, basket, and supplies.
8. Non Smoking
-
- No smoking inside the property.
-
- Evidence of smoking will result in a deep-clean charge and possible early termination of stay without refund.
9. Cleaning Charges
-
- The end of stay clean fee includes a standard cleaning changeover.
-
- Excessive mess or damage may incur a charge of £30/hour.
-
- Damaged or heavily soiled linen/bedding or furniture may incur the full replacement cost.
-
- Stays longer than one week can include an optional mid-stay clean with linen change for £50 (covers up to 2 hours). Additional hours can be arranged in advance.
10. Cots & Highchairs
A travel cot and highchair are available. Guests must provide their own bedding and other baby items.
11. Liability
We are not responsible for:
-
- Loss or damage caused by events outside our control (e.g. weather, transport strikes, etc.).
-
- Your personal property – please ensure you have suitable insurance.
-
- Any third-party services or inaccuracies found on external websites.
12. Governing Law
This agreement is governed by English law. Any disputes will be subject to the jurisdiction of the courts of England and Wales.
